In brief

Karachi has several land-owning and record-keeping authorities, including KDA, SBCA, KMC, cantonment boards, DHA, cooperative societies and the Board of Revenue. Knowing which one applies is usually the first step in any property matter.

We advise buyers, sellers, owners and heirs, prepare agreements, check documents, and represent you when a dispute reaches court.

Who this is for

Buyers, sellers, investors, landlords, heirs and overseas owners of property in Karachi.

How we can assist

  • Sale agreements and sale deeds
  • Title review and due diligence
  • Possession and illegal occupation disputes
  • Specific performance suits
  • Gift, power of attorney and transfer documents

When clients come to us

  • You are buying a flat, house or plot
  • A seller has taken the deposit but refuses to complete
  • Someone has occupied your property
  • You own property in Karachi but live abroad

How the matter moves

We review the chain of title and authority records, then advise on risk. For a transaction, we draft and oversee the documents through to registration or transfer. In a dispute, we send notices and file the appropriate civil or criminal proceedings.

Papers to keep ready

  • Title documents, lease and sale deed
  • Allotment and transfer orders
  • Survey plan and recent tax receipts
  • Agreements and payment records

Questions clients ask

Is an agreement to sell the same as ownership?

No. It is a contract to transfer, and ownership normally passes through a registered sale deed or the relevant authority's transfer procedure.

What if the seller refuses to complete?

You may have a claim for specific performance of the agreement, and time limits apply, so do not delay.

Can a power of attorney be used for a sale?

Yes, if it is valid and specifically authorises the sale, but it must be checked carefully since misuse is a known risk.
